Mutation (Ferfar) in Maharashtra Land Records
In Maharashtra, Mutation (Ferfar) is the process of officially updating land ownership details in
government revenue records after a legal change in title. Governed by the Maharashtra Land
Revenue Code, 1966, a 7/12 Ferfar entry ensures that the new owner’s name appears in the 7/12
Extract (Satbara Utara) after a sale, inheritance, partition, or court order.
Why Mutation is Important:
Without an updated Ferfar extract, government records may still reflect the old owner’s name,
even if you hold a valid sale deed. This can cause delays in obtaining agricultural loans, hinder
land sales, and create legal disputes.
When Mutation is Required:
- After sale or purchase of land
- Inheritance or succession on death of owner
- Division of land among heirs
- Court decrees or tenancy orders affecting ownership
Procedure
Applicants must submit an application to the Talathi with supporting documents (registered sale
deed, death certificate, court decree). The Talathi records the entry, which is then verified and
certified by the Circle Officer.
Online Facility:
Through the Mahabhulekh portal, you can check the status of your mutation of 7/12, download
the updated 7/12 utara online, and verify the details using the survey number.
Keeping mutation records updated under the Maharashtra Tenancy and Agricultural Lands Act
protects your property rights and avoids legal complications.
